Casement Windows for Pickering: From Bay Ridges Waterfront to Seaton
A 1960s aluminum-frame home on the Pickering waterfront and a new-build in Seaton start from opposite ends of the same decision — how much glazing performance is actually worth paying for.
Pickering doesn't have one typical house. Bay Ridges and the streets along Frenchman's Bay are built on original 1960s construction, Seaton to the north is still actively building new homes, and everything in between — Amberlea, Rosebank, Dunbarton, Liverpool — sits somewhere on that spectrum. The glazing, hardware and permit answers below change depending on where on that spectrum your home falls.
Trust Build installs ENERGY STAR® certified casement windows and has worked with more than 8,700 Ontario homeowners.
Glazing
Double vs. Triple Glazing — and Why Triple Isn't Just "One More Pane"
A double-pane window seals two panes of glass around one gas-filled gap. A triple-pane window adds a third pane and a second gas-filled gap, which is where most of the efficiency gain comes from — independent window-performance comparisons generally put a well-built triple-pane unit at roughly 20 to 40% more energy-efficient than an equivalent double-pane unit, for a typical 10 to 20% higher upfront cost and a heavier sash.
What the extra pane adds isn't just more glass and gas — it's a second interior surface that can carry its own coating, independent of whatever coating sits on the outer panes. Alongside the usual solar-control Low-E coating, triple-pane units can also take a second coating like Cardinal's Low-E i89 on one of the interior surfaces, which is built specifically to cut heat loss on that inner chamber rather than control solar gain. It's a detail that gets missed when triple-pane is explained as "the same window with an extra layer."
For homes along the Pickering waterfront, that second chamber also helps with something double-pane struggles with more: condensation and interior fogging during a cold snap off Lake Ontario, since the inner pane stays warmer with two insulating gaps behind it instead of one. Every triple-pane unit we install pairs two argon-filled chambers with a Super Spacer warm-edge spacer, rated ER 42 with a 0.90 U-value on the standard model — more on the spacer technology is on our warm-edge glass blog post.
Pickering Homes
Bay Ridges, the North End, and Seaton Aren't the Same Project
Bay Ridges and the waterfront: original aluminum-frame windows from the 1960s are the norm here, and they're universally past the point where repair makes more sense than replacement. These homes see the most lake-effect wind and humidity of anywhere in Pickering, which is exactly where the glazing choice above matters most.
Amberlea, Rosebank, Dunbarton and Liverpool: a mix of established construction from several different decades, where the right installation method — retrofit or brick-to-brick — depends more on the individual home than the neighbourhood as a whole.
Seaton: Pickering's newest growth area, where original frames and seals aren't the issue. Requests here are usually about upgrading the glass package itself — better noise control near arterial roads, or a finish the builder didn't offer standard — rather than replacing anything that's failed.
Security
How the Lock Holds Up Independent of Which Glass You Choose
A casement's security comes from its hardware, not its glass. The sash hangs on side hinges and closes under a multi-point lock, so turning the handle drives fasteners into the frame at several points along the sash at once. Force applied at any single point doesn't release the sash — the remaining lock points hold — which isn't true of a slider's single latch and exterior track.
For ground-floor and walk-out openings, we also offer a laminated security glass upgrade — a PVB interlayer bonds the panes together and is rated for 90% forced-entry protection, so the glass can crack under impact without opening a way through. Cardinal's own laminated glass technical brochure covers how the interlayer is built, if you want the underlying detail. It fits inside either the double- or triple-pane unit described above.
Permits
When the City and TRCA Actually Get Involved
The City of Pickering's own building permit guidance lists straightforward window replacement — no change in size, lintel or location — as work that typically doesn't require a building permit. Enlarging or relocating a window opening does. Either way, Pickering's Zoning By-law can still apply, so it's worth confirming with Pickering Building Services (One The Esplanade) before assuming either way on your specific project.
The Toronto and Region Conservation Authority (TRCA) separately regulates wetlands, shorelines and watercourse valleys across Pickering, including the Duffins Creek corridor and the Frenchman's Bay shoreline. A same-opening glass and sash swap generally isn't the kind of work that triggers TRCA review, but resizing an opening or any structural work on a regulated lot can be a different matter — we confirm with TRCA before any project that goes beyond a straight replacement on a shoreline-adjacent property, rather than assuming it's covered either way.
More on the standard municipal process is on our building permits page.
Wherever your Pickering home sits between Bay Ridges and Seaton, the window itself doesn't need to change — only the glazing package best suited to your exposure, and the installation method best suited to your frame.
