Why It Matters

The well is half the system — get it wrong and the window pays for it.

A basement window well is a small piece of structure that does two jobs at once: hold back the earth against the foundation so light and air reach the window, and give someone a clear way out when the well is serving an egress opening. If the drainage isn't tied into the weeping tile or a proper sump, the well collects water and the basement window becomes the leak. If an egress well is sized like a standard daylight well, the room above it isn't code-compliant even with a bigger window. We install both — standard and egress — as one coordinated system with the foundation.

What The Job Includes

Every well is drained, sealed and, if egress, climbable.

A window well is only as good as the drain under it and the seal against the foundation. We build both properly regardless of whether the well is a standard daylight opening or an egress well for a basement bedroom.

Galvanized or polymer liner

Galvanized steel for durability and easy fastening to the foundation; polymer for a stone or brick-pattern finish. We spec whichever suits the wall and the finish you want.

Excavation & compacted base

The well is dug back to firm soil and a gravel base is built up so the liner sits level and doesn't settle into the foundation over the years.

Drainage tied to the system

The base is drained into the weeping tile at the footing or a dedicated gravel sump — a well without a working drain is a bucket against your basement wall.

Egress-sized wells with ladders

For basement bedrooms, the well is sized for clearance and fitted with a fixed ladder or step so someone can actually climb out. Standard daylight wells skip the ladder.

Sealed to the foundation

The liner is fastened and sealed to the wall so surface water and backfill can't wash in behind it — the joint at the foundation is where cheap installs fail first.

Covers on egress wells

Egress wells stay openable from the inside without tools or keys, so covers are hinged or lift-off rather than screwed down. Standard wells can use rigid or mesh covers if debris is a concern.

Polymer wells are lighter, resist rust and can carry a moulded stone or brick pattern. We'll walk through both against your foundation type and finish on the assessment.
An egress well has to stay openable from inside without tools or a key, so covers on egress wells are hinged or removable — not screwed down. Standard (non-egress) wells can use rigid or mesh covers to keep leaves, snow and debris out.
A well that pools water is almost always missing a working drain, or its drain has clogged with silt.
