Vaughan Projects

Built for Vaughan homes — old and new

Vaughan's housing splits cleanly into three eras: 1800s Kleinburg heritage, 1980s–90s Maple and Thornhill subdivisions, and the new estate builds north of Major Mackenzie. We size, flash and trim differently for each. Common Vaughan projects include casement window, tilt & turn, and bay window replacements, along with steel and fiberglass entry doors, sliding patio doors, full masonry work, code-compliant egress windows, and Vaughan permit assistance. Flexible financing is available, or you can request a free quote any time. See what Vaughan-area homeowners say about working with us.

Replacement windows and doors across Vaughan

Vaughan is our home city, and its housing stock splits cleanly into three eras: 1800s Kleinburg heritage homes, 1980s–90s Maple and Thornhill subdivisions, and the newer estate builds north of Major Mackenzie Drive. Each one needs a different approach to sizing, flashing and trim, and we've sized, flashed and trimmed all three since 2016.

Trust Build installs replacement windows and doors across Vaughan with our own crews, operating out of our Concord head office. What follows is how we read a Vaughan house: what the housing stock tells us, which glass package suits which wall, how the opening is actually built, and where the City of Vaughan permit and heritage review process fits in.

Three eras, three different starting points

Kleinburg's heritage streets

Kleinburg's pre-1920 stone and brick homes sit inside the Kleinburg-Nashville Heritage Conservation District, and we match heritage trim profiles, sash proportions and brick mould details so replacements look correct on these facades rather than standing out as an obvious modern swap.

1980s–90s Maple and Thornhill subdivisions

Original aluminum-clad units from this era have universally failed their thermal seals. A triple-pane upgrade typically cuts winter drafts and condensation immediately, and because most homes on a given street were built around the same time, we frequently see whole-street replacement activity rather than one house at a time.

New estate builds north of Major Mackenzie

These newer, larger properties often call for permit coordination when a homeowner wants a bigger opening than the original build included — a bay or bow conversion, or a resized window — which goes through Vaughan Building Standards rather than a simple like-for-like swap.

Energy Efficiency

Glass that matches the era it's going into

ENERGY STAR® certified window options are available for the Canadian climate zone. Vinyl frames are the most common choice locally, paired with a glass package built around Low-E coating, argon fill, and a warm-edge Super Spacer perimeter to reduce the cold bridge at the glass edge. Triple glazing is our default recommendation on the aluminum-clad Maple and Thornhill subdivision stock, where the original seals have already failed and the comfort gain is immediate. On Kleinburg's heritage homes, glass upgrades are built into heritage-appropriate sash profiles rather than a plain modern unit, so the performance gain doesn't come at the cost of the street's character.

Window Styles

Choosing a style by era and street

In Vaughan, the home's era shapes which style actually fits.

  • Casement windows are the most requested style on newer Woodbridge and Maple builds, especially in black exterior / white interior colour combinations.
  • Bay and bow windows are common on the larger living-room openings found throughout the estate builds north of Major Mackenzie.
  • Heritage-appropriate hung windows, with matched sash proportions and brick mould, keep Kleinburg's streetscape intact.
  • Sliders and awnings suit kitchens, bedrooms and basements throughout the newer subdivisions.

Installation & Permits

How the opening is built, and where heritage review fits

A premium window installed badly still leaks air and water, so the opening matters as much as the unit. Our crews remove the old window, prepare the rough opening and waterproof it where the detail calls for it, shim and fasten the new unit square to the framing, insulate the perimeter with low-expansion foam, then finish with jamb extensions and interior casing and exterior capping where applicable.

The City of Vaughan reviews building permits through its Building Standards department's Online Permitting Portal, which has accepted permit applications, tracking and payment electronically since 2020 and was upgraded with an ePlans submission system in 2025. We file the package and follow it through review for larger window and door resizing projects. Homes inside the Kleinburg-Nashville Heritage Conservation District are designated under Part V of the Ontario Heritage Act, which means exterior alterations there — including window and door replacements — need a separate Heritage Permit reviewed by the Heritage Vaughan Committee in addition to the standard building permit. We build to heritage-appropriate profiles so that review isn't held up on our end. More on permit assistance.

Doors & Neighbourhoods

Doors, financing and where we work in Vaughan

Alongside windows we install insulated steel entry doors with multi-point locks on family homes, and fiberglass entry doors with custom stain finishes on Kleinburg's estate-style homes. We also install garage doors sized to the double and triple-car garages common to newer Vaughan builds, accounting for the extra wind load these larger door panels face on exposed lots near the Highway 400 corridor.

Replacing several windows at once is a real investment, so flexible financing is available and Ontario rebate eligibility is checked for your project.

We install throughout Vaughan, including Woodbridge, Maple, Kleinburg, Thornhill and Concord. Whether the house is a heritage property in Kleinburg or a new estate build north of Major Mackenzie, the aim is the same: windows suited to the home's era and how that wall is exposed. FAQ

Frequently Asked Questions

Yes — this is one of our most requested combinations in Vaughan given the number of modern-style builds in areas like Woodbridge and Maple. Exterior and interior colours are chosen independently, so you can match the black-and-white contemporary look on the outside while keeping a bright white finish inside.
Yes. Larger projects — such as converting a standard window to a bay or bow configuration, or resizing an opening — go through Vaughan Building Standards. Since these projects are common on the newer estate builds north of Major Mackenzie where homeowners often want bigger window openings than the original build included, we coordinate the drawings and application as part of the project.
Yes. We match heritage trim profiles, sash proportions and brick mould details so replacements look correct on pre-1920 stone and brick facades.
Almost always — original aluminum-clad units from that era have failed thermal seals. A triple-pane upgrade typically cuts winter drafts and condensation immediately.
Newer Vaughan builds, especially in Woodbridge and Maple, are commonly built with double or triple-car garages, which is a different scale than older single-car garage openings elsewhere in our service area. We size insulated sectional doors to these wider openings and account for the additional wind load these larger door panels face on exposed lots near the Highway 400 corridor.
Yes. Kleinburg's estate-style homes often call for a fiberglass entry door finished to look like real stained wood rather than a standard factory colour. We work with custom stain finishes to match or complement the home's existing exterior trim and stonework, which is a common request in this neighbourhood specifically.
