Casement Windows for Clarington: Bowmanville, Courtice, Newcastle & Orono
Multi-point locking casement windows for Clarington's mix of rural properties, village cores and newer subdivisions — with the right permit path for each.
Clarington isn't one housing stock. Downtown Bowmanville is still full of 1880s buff-brick storefront residences. Courtice is mostly 1990s-and-newer subdivision construction. Newcastle and Orono sit somewhere in between, with village cores surrounded by rural, larger-lot properties. A casement window replacement plan that ignores that range ends up wrong for at least two of the four.
This page walks through how casement hardware actually secures a window, the permit and conservation-authority wrinkles specific to Clarington's rural land, and which installation method fits which part of the municipality. Trust Build installs ENERGY STAR® certified casement windows with a lifetime transferable warranty, among the 8,700+ Ontario homeowners we've worked with.
Security
Why Lock Hardware Matters More on a Rural Lot
A slider window depends on one latch and an exterior track — a single point of failure that can be levered from outside with almost no visible damage. A casement window has neither. The sash hangs on side hinges and closes against the frame under a multi-point lock, so turning the handle drives fasteners into the frame at several points along the sash at once.
That distinction is worth more on a property that sits back from the road or doesn't have close neighbours on both sides, which describes a meaningful share of Clarington's rural land outside Bowmanville, Courtice, Newcastle and Orono's built-up cores. Force applied at any single point on a casement doesn't release the sash — the remaining lock points still hold. There's no equivalent fallback on a slider once its one latch gives.
For ground-floor openings, we also offer a laminated security glass upgrade: a PVB interlayer bonds the panes together and is rated for 90% forced-entry protection, so the glass can crack under impact without opening a way through. It sits inside the same triple-pane unit — two argon-filled chambers, a Low-E coating, and a Super Spacer warm-edge spacer — so the ER 42 rating and 0.90 U-value don't change.

Permits
One Municipality, Two Permit Paths
Clarington Building Division handles standard window permits from the Bowmanville municipal office, the same as any Durham municipality. What's different is the rural land: properties over 1 hectare in the Orono and Newcastle areas can also fall under Ganaraska Region Conservation Authority review, a second filing that has nothing to do with heritage status and everything to do with the property's size and location.
Trust Build coordinates both filings up front rather than discovering the conservation authority requirement partway through a project, which is where rural installs typically lose the most time. You can read about the standard municipal process on our building permits page.
Downtown Bowmanville adds a third consideration, though not a formal heritage district designation: a concentration of 1880s buff-brick storefront residences with arched transoms. We template each arch on site and build matching radius-top casement units with traditional putty-bead profiles in fiberglass, so street-facing replacements keep the original character rather than reading as an obvious retrofit.
Coverage
Bowmanville, Courtice, Newcastle & Orono — and the Rest of Clarington
Bowmanville: the older village core calls for brick-to-brick, full-frame replacement on most street-facing openings, to keep the new casement sitting square in a masonry opening that's shifted slightly over 140 years.
Courtice: subdivision construction from the 1990s onward generally has square, sound wood-framed openings, so retrofit installation — working within the existing frame — is usually the faster, less invasive option.
Newcastle and Orono: village-core homes sit alongside larger-lot rural properties, which is where the Ganaraska Region Conservation Authority review can apply. We assess each property individually rather than assuming one method covers the whole area.
We also cover the smaller communities and rural stretches around Darlington and Kirby, along with hobby farms and acreage properties throughout Clarington — the installation method there follows the same rural assessment as Newcastle and Orono rather than a separate approach.
