- Must be an Enbridge Gas account holder at the upgraded address
- York Region is primarily Enbridge Gas territory — most Vaughan homeowners can stack this on top of the federal grant.
Enbridge Gas Direct Rebate — Utility
- $400–$800 depending on zone and installed R-value
- Requires itemized invoice with approved products — submitted separately from HER+
- This is the layer most Vaughan homeowners leave on the table.

The non-negotiable sequence
Every grant program requires the same sequence — and it is inflexible.
Step 1: Book a certified energy advisor for your pre-retrofit audit
This must happen before any insulation work begins — not before the bulk of the work, not before the attic is cleared. Before any work at all. The pre-retrofit audit establishes your home's baseline EnerGuide rating and creates the paper trail your grant application is built on. Without it filed before installation, the project is permanently disqualified. In York Region, advisors book 3–6 weeks out — start now even if your installation is months away. The appointment costs $400–$600 and is reimbursed through the federal program.
Step 2: Create your NRCan portal account
The Canada Greener Homes Grant is submitted through the NRCan online portal. Create your account before the audit. Your address must match your Enbridge account exactly — a mismatch is one of the most common processing delays for York Region homeowners.
Step 3: Collect contractor quotes using your audit report
Use the audit report as your specification document. Ask every contractor two questions: the name of their certified energy advisor contact in York Region, and their first-submission post-retrofit audit pass rate. Contractors who work regularly in grant-eligible retrofit answer both immediately.
Step 4: Complete installation and book your post-retrofit audit
Once installation is complete, a certified advisor returns to document the improvement. The post-retrofit audit produces the second EnerGuide report that your grant application compares against the first. The gap between the two ratings drives your grant calculation.
Step 5: Submit all three applications simultaneously
Submit the federal NRCan application with both audit reports and your itemized invoice. At the same time, submit your HER+ claim through the Enbridge portal and your direct Enbridge rebate separately. All three use the same project documentation and do not reduce each other.
What a typical Vaughan project looks like after grants
Take that 1979 Woodbridge bungalow: an attic sitting at roughly R-14, air sealed and topped up with blown-in insulation to R-60. With all three programs stacked, the combined grant and rebate ceiling reaches $7,700+ — enough to cover the majority of a typical attic upgrade on a home that size, with the audit cost reimbursed on top. If there is a remaining balance, the federal 0% interest loan of up to $40,000 can carry it over ten years rather than out of savings.
